Our Commercial Roofing Process

Our primary flat roof application is the Styrene Butadiene Styrene (SBS) system. Typically, we will remove & dispose of all roofing and related sheet metal down to the deck or existing insulation. Then we add an insulation layer vapor barrier (or not), depending on the deck and what is present. We then supply and install base and cap sheet (torch on). The days of tar and gravel are gone. Typical warranties on the SBS system are 10 years from the manufacturer and 5 years on the workmanship. If installed properly, the life span of such a roof can be up to 40-50 years.

Why can’t I shingle my commercial roof like a sloped residential roof?

With roofs that are below 2.1 or flat, you want to make sure the roof is sealed completely so that water cannot work its way back into the building. The best product to use on Edmonton commercial roofs are SBS, BUR (built up roofing; tar and gravel), single ply systems (epdm, pvc, tpo), inverted systems, tremco, and liquid applied systems. SBS is a modified bitumen. Not only does it have a durable elastomeric blend with a great lengthening of the artificial fibers, but it also has great recovery properties for the drastic range of Edmonton temperatures.

Is it durable? Can it easily be cut?

Another advantage of the SBS system is it’s a 2-ply system, which is thicker than other 1 ply systems out there. The first layer (base) will absorb any shifts of the building’s foundation, specifically any movement of the roof while the cap sheet (top layer) protects the roof from the outside elements and any other mechanical intrusions. This slight granule top layer not only provides aesthetic advantages, it also has energy efficient qualities.

How much does it cost to replace a flat roof in Edmonton?

There are many variables involved in completely replacing a flat roof. Is the deck metal or wood? Does it need insulation or not? Is there dry rot that needs to be removed? A typical re-roof will fall in the $15 to $19 per sq. ft. range, depending on the questions above, and other factors.
